Everyone dreams of a home. Not just a house where they have a roof over their heads but a real abode one where they can live, laugh, love and flourish. While it is true that the people who live in it make a home that does not mean we do not have dreams – of how our home will look, feel, where it will be, the comforts we want from it. To make these dreams a reality here are a few points and tips that you need to keep in mind when you go looking for the home of your dreams.
We would love to have that perfect house with at least an acre of ground around it, five bedrooms and granite countertops. Let’s be realistic, however. You have to keep in mind what you can afford – that is basic common sense. So on one hand; make a list of all the things you want in your home. It is after all your dream home. On the other hand, see what you can afford. A few compromises might be necessary along the way. You have to look at your income, debts, expenses and savings. After all you can always make improvements to the house later.
House or Apartment
What are you looking for – an independent house or an apartment? You need to determine what you want to buy before you set out to buy it. Consider your requirements, your budget and your long-term plans. If it is an apartment, you will also need to consider the kind of neighbors you will have, the facilities available and so on. For example, an independent house can afford you privacy but an apartment complex will have security and probably other facilities such as a gym and a clubhouse.
A very important consideration that most people fail to give enough importance to is location. The neighborhood, the distance to work, schools, shops, the incidence of crime in the area, how safe it is after dark and the kind of neighbors you will have are all factors you need to keep in mind. Here are a few things to do and questions to ask while judging the location:
• Try to visit the property at different times of the day. What seems like a quiet location in the daytime while everyone is at work, may become a nightmare of loud music the moment the neighbours return
• Find out if other developments are planned in the neighbourhood. The wonderful view you currently enjoy from the living room window may be completely obscured by the mall coming up next door.
• Check if it is a low-lying area that could flood in the rains. This is especially important if you are viewing a house on the ground floor, although even for an apartment owner, wading through floods can be very inconvenient.
Do NOT go in alone. It is always best to go through a real estate agency and also have a conveyancer or legal expert in property on hand to help you out. Real estate agents have in-depth knowledge of the market and can guide you to the most appropriate properties and a conveyancer can help you navigate the legal minefield that is the transference of property.
